Land & Groundwater Contamination Management

We support clients in managing risks associated with contaminated land and groundwater, from baseline site assessments and quantitative risk evaluations to spill response, remediation design, and long-term monitoring. We also undertake environmental liability assessments to support property transactions, temporary industrial activities, and site decommissioning or closure.

Land & Groundwater Contamination Management

Recognising the importance of environmental protection, the Environment Authority has established regulatory frameworks including Royal Decree 114/2001 (Conservation of the Environment and Prevention of Pollution), Ministerial Decision 145/1993 (Wellfield Protection), MD 48/2017 (Waste Management), and MD 18/1993 (Hazardous Waste Controls) to govern activities that may impact soil and groundwater resources.

Aligned with these legal requirements, Five Elements delivers a structured suite of services to help clients identify, quantify, manage, and mitigate contamination and pollution risks. This includes baseline investigations such as Zero Soil Surveys (ZSS), conducted either as part of standard operating procedures or during changes in industrial land ownership.

Environmental Due Diligence

Changes in ownership of brownfield sites require a detailed assessment of soil and groundwater conditions to establish contamination status and manage associated liabilities.

We conduct Phase I and Phase II Environmental Site Assessments (ESA) in accordance with internationally recognised standards, including ASTM methodologies, tailored to site history and surrounding land-use sensitivities. These assessments provide a defensible basis for transaction decisions, regulatory compliance, and risk allocation.

Remediation and Light Non-Aqueous Phase Liquid (LNAPL) Management

In the event of an accidental release or spill, we design and implement remediation strategies to restore soil and groundwater quality to legally acceptable standards.

Our services include LNAPL delineation, recovery system design, contaminant fate and transport assessment, and performance monitoring, ensuring effective contaminant mass reduction and regulatory closure.

Zero Soil Survey

Industrial land under the mandate of OPAZ (Public Authority for Special Economic Zones and Free Zones) requires the completion of a Zero Soil Survey (ZSS) prior to development of greenfield sites.

The ZSS establishes a baseline soil quality profile against which future Environmental Site Assessments (ESA) are compared at the end of tenancy, ensuring clear accountability and liability management.
